Situated on higher ground between the lively resort of Ile Rousse and
sun-bleached village of Monticello, the Villa Bollacia is a beautiful family villa for sale with breathtaking sea/mountain
views from EVERY room and terrace. The position offers the perfect combination of a bustling historic town, and
the peace and tranquility of nature. The villa is private but not isolated, and the neighbouring villas quiet and
unobtrusive.
The Villa Bollacia is north facing with views over the port of Ile Rousse where you can watch the ferries gently
sliding in and out and the ever changing skies and sunsets over the horizon. The house itself comprises 3 double
bedrooms and an independent self contained one bedroomed annex (perfect for guests and extended family). The bedrooms,
kitchen and lounge all have double French doors leading to the exterior for easy access to the gardens and terraces.
The ground floor of the main villa has two double bedrooms, each with ensuite bathroom, a large open plan lounge
with open fire place and French doors leading to an all weather glass enclosed dining terrace which in turn opens
onto the garden and provides a beautiful sea view backdrop to al-fresco dining. The lounge leads into a large family
kitchen/breakfast room beyond which is a utility room and access to the garage. The lounge has a high exposed beamed
wooden ceiling and a staircase leads to a mezzanine with a second lounge area/study with sea views via a porthole,
plus the third bedroom with sun trap roof terrace.
The annex comprises of an open plan kitchen lounge area, one bedroom and large bathroom with its own front door.
The grounds consist of a spacious paved drive way to the annex and the main villa beyond. There is a swimming pool
with paved surrounds, barbecue and outside dining area shaded by a lovely olive tree and surrounded by a rockery,
lantana garden and vines beyond. Additionally, there is a small shaded boules court, paved terrace, shrubs and
fruit trees.
Built in approx 1970 the property benefits from electric radiators and is habitable all year round. It is offered
for sale clean and presentable, furnished and decorated in neutral tones (white walls throughout). Solar energy
panels are installed for the hot water system.
The Balagne is a superb area for a first time visit, and the combination of superb clean sandy beaches, sheltered
coves and wild, untamed countryside means that visitors can really appreciate the diversity which makes Corsica
such a magical place. During the summer, the little resorts dotted along the coast come alive. Just a few kilometres
from the bustling resort of Ile Rousse, this area provides a peaceful and tranquil setting from which explore the
many delights the Balagne has to offer. With its white sandy beaches and bustling market place, Ile Rousse is always
a popular choice, and one of the greatest pleasures for me is simply wandering through the streets amongst the
huge sun bleached Italianate style buildings. Cafes and restaurants line Place Paoli, the large village square,
where there always seems to be a game of boules underway. The pace is slow and relaxing, but when the restaurants
and cafes fill up in the evening, the streets of the old port come alive and exude a truly Corsican charm. From
Ile Rousse station you can take the little Trinichellu train to Calvi stopping as often as you like at the pretty
beaches en route. Calvi itself is a cosmopolitan town with a 4 mile long golden bay and by car is a half an hour
or so drive from the villa.
